What to expect at a BPC inspection

If the BPC needs more information to assess a building issue, it may arrange with you an inspection of the property.

An inspection helps the BPC understand the issues raised and decide the next appropriate step. It does not mean a final decision has already been made.

Why an inspection may happen

An inspection may be arranged to help the BPC:

• better understand the issues raised
• review the relevant building work
• consider whether further action may be needed.

Both parties may be invited to attend the inspection.

Before the inspection

You should:

• make sure the relevant areas are safe and accessible.  This includes securing pets and removing any hazards or obstructions
• have any helpful documents, records or photos available
• let the BPC know as soon as possible if the arranged time is no longer suitable.

The BPC will require access to the relevant areas to complete the inspection.

During the inspection

The inspector may:

• review the issues raised
• inspect the relevant building work
• ask questions about the building work or the issues identified
• review relevant documents or photos.

The inspection is not an opportunity to discuss the broader matter. During the inspection you must be respectful to the inspector and any other party attending and avoid interfering with the inspection being carried out.

After the inspection

After the inspection, the BPC will review the findings from the inspection along with the other information available.

Depending on the matter, next steps may involve:

• asking for additional information
• encouraging further engagement between the parties
• deciding that no further action is required, for example if the parties decide this
• considering regulatory action, for example a Rectification Order.
