Detached Permits Building Surveyor Register

Building owners with detached permits can find it difficult to identify and contact a building surveyor who is willing and able to close their permit.

By providing this register, we aim to:

  • assist consumers to with their detached permits
  • boost consumer confidence in the building industry
  • empower building surveyors to contribute to improvements to the building system.

Their inclusion on this register onlyconfirms they are registered with us. Consumers are responsible for negotiating the terms of anyengagement.

A PBS listing does not create any obligation for an owner to engage a surveyor on the register,and it does not require a PBS to accept a particular project.

Information for consumers

Depending on their registration, some building surveyors may have limits on the type of work they can perform:

  • BS-U - Building Surveyor (Unlimited)
  • BS-L - Building Surveyor (Limited to all classes of buildings [including those with basements] up to 3 storeys in height, and with a maximum floor area of 2000m2)

Engaging a private building surveyor

Before engaging a PBS, you can find and check a practitioner and review any registration conditions or disciplinary history they may have.

When you contact a PBS, they are expected to review your building/project to understand any issues, non-compliances or gaps in approvals before deciding whether to accept the appointment as the relevant building surveyor (RBS).

‘Relevant building surveyor’ means the municipal building surveyor or private building surveyor who issued the building permit for which an inspection of building work is to becarried out.

As a registered building practitioner, the PBS will hold professional indemnity insurance however, you should confirm with the PBS that there are no exclusions within their policy that would relate to your project.

If you and the PBS agree to proceed, you must end the appointment of your former RBS and, at the same time, appoint the PBS as your new RBS. See more detailed information on terminating a former RBS.

The role of the RBS is as an independent professional who ensures a sufficient level of regulatory oversight is in place for building projects and intervenes when building work does not comply with required building standards.
