Arrange Home Warranty for a project

Builders must pay the applicable Home Warranty premium for each eligible project.

From 1 July 2026, Home Warranty applies to eligible domestic building work valued at more than $20,000 for homes or residential buildings up to 3 storeys, unless an exclusion applies.

Before you arrange Home Warranty

Before starting eligible domestic building work, check:

  • the value of the domestic building work
  • whether Home Warranty applies
  • whether any exclusions apply
  • whether the project fits within any applicable eligibility requirements
  • that you have entered into an insurable domestic building contract
  • that the information you provide is correct.

Contact an approved distributor

To arrange Home Warranty, contact an approved distributor

Approved distributors help builders access Home Warranty through BPC. You can choose a distributor directly or work with your insurance broker.

If your insurance broker is not an approved distributor, you still need to nominate an approved distributor for your broker to work with.

Pay a premium for each eligible project

Eligibility or approval does not automatically cover every project.

You need to pay the applicable premium for each eligible project to obtain a Notice of Cover for that job.

Before work starts, make sure you have:

  • checked the value of the domestic building work
  • confirmed whether the project requires Home Warranty
  • applied to pay the premium through an approved distributor
  • paid the applicable premium
  • checked that the information submitted for the Notice of Cover is correct.

Domestic building work, other than the removal of vegetation, is taken to have started on the day tools or building materials are first used at the building site to carry out the work.
